The challenge

Many small landlords track rent in notebooks, spreadsheets, and chat messages. That makes it hard to see who has paid, what each tenant still owes, and when contracts end. Bills, receipts, tenant IDs, and signed contracts end up scattered, and following up on late rent is done by hand.

Our solution

Unitly gives the landlord one place on the phone for properties, units, tenants, and contracts. Bills are generated automatically each billing period, payments are recorded against them with a numbered acknowledgment receipt, and the Home screen shows expected versus collected rent and who hasn't paid. Rent reminders go out through the phone's own SMS app or Messenger.

Used by Owners of apartments, boarding houses, dormitories, bedspaces, condominiums, house rentals, and commercial space.

This month's expected rent against what has been collected, and who hasn't paid yet.

  • Expected versus collected, with percent collected and tenants paid
  • Unpaid tenants grouped as overdue, due now, and due this week
  • Record a payment straight from an unpaid tenant
  • Latest payments list
  • Filter by all properties or one property

Automatic billing

Bills generated each billing period, with extra charges, discounts, and late fees.

  • Monthly or yearly bills made ahead of the due date
  • Overdue status after the grace days you set
  • Charges for electricity, water, internet, parking, and dues
  • One-off bills, discounts with a reason, and late fees
  • Bill statements shared as text

Payments and receipts

Payments recorded against the bills they settle, each with a numbered acknowledgment receipt.

  • Cash, GCash, Maya, bank transfer, and cheque, recorded by hand
  • Remainders applied to the oldest bill or kept as credit
  • Receipt with the amount in words in English or Filipino
  • Proof of payment photo or PDF, stored encrypted
  • Void with a reason instead of editing or deleting

Properties and units

One or many properties, each with units grouped by building and floor.

  • Apartments, boarding houses, dormitories, bedspaces, condominiums, houses, and commercial space
  • Bulk add a run of numbered units with rent and deposit
  • Unit status: vacant, occupied, reserved, under maintenance
  • Occupancy and expected monthly rent per property

Tenants and households

Tenant records with household members, IDs, and the full move-in and move-out history.

  • Tenant account summary: amount owed, credit, and security deposit
  • Household members recorded under each tenant
  • ID numbers and documents stored encrypted, with every view logged
  • Move in, change unit, and book a move-out with a preview of final bills
  • Call and text buttons on the tenant profile

Leases and contracts

Each lease records rent, deposit, renewals, and the signed contract files.

  • Rent, security deposit, advance periods, and billing frequency
  • Contract status from draft to active, expiring, and ended
  • Renewals and rent changes previewed before saving
  • Signed contracts stored as encrypted photos or PDF

Rent reminders

Reminders written for you, sent from your own phone.

  • Rent reminder text in English or Filipino
  • Send through the phone's SMS app, Messenger, or another app
  • Unitly itself never messages tenants

Security and privacy

Tenant data kept private and every sensitive action on record.

  • ID numbers and documents stored encrypted
  • Every ID reveal and document view logged
  • Each business's data kept separate from every other
  • Activity log of sign-ins and document views
  • Location data removed from uploaded photos

FAQ

Questions about Unitly

What types of rental properties can I manage with Unitly?

Apartments, boarding houses, dormitories, bedspaces, condominiums, house rentals, and commercial space. You can manage one property or many.

Do my tenants need to download Unitly?

No. Unitly is for the owner. Tenants get their bills, receipts, and reminders through your phone's SMS app, Messenger, or whichever app you share to.

Can I record GCash, Maya, cash, bank transfer, and cheque payments?

Yes. You record each payment against the bills it settles, and Unitly issues a numbered acknowledgment receipt. Payments are recorded by hand, so no money moves through the app.

Can Unitly add electricity, water, and other charges to a bill?

Yes. Add charges for electricity, water, internet, parking, dues, and more, and they're included in the tenant's next bill.

How does Unitly remind tenants to pay rent?

Unitly writes the reminder in English or Filipino, and you send it through your phone's SMS app, Messenger, or another app.

Can I see which tenants are overdue?

Yes. The Home screen shows this month's expected rent against what has been collected, and groups unpaid tenants into overdue, due now, and due this week.

How is Unitly priced?

Plans are priced by the number of units rather than by features, starting with a free plan for up to 5 units. Paid plans are billed monthly or yearly through Google Play.
